kitchen update
This late 90’s kitchen was outdated. We took this “nonfunctional” kitchen and relocated all of the appliances, plumbing and electrical. If you look closely at this beautiful kitchen you can see that we installed 3 new windows in the corner of the kitchen, as my client requested, so she can see her children play in the backyard. We installed all new custom cabinets in a new configuration/design. We removed the peninsula, but we added a large sit-down island. We added a prep area that is designed for a coffee station.
In the dining area, we added lower cabinets to accommodate storage only, with matching counter tops, and installed a new ¾” gas line to service the new 36” Thermador commercial range. We had to patch in the matching hardwood and re-stain the entire bottom floor to match; it looks seamless.
Lastly, we removed a pocket door leading into the formal dining room, reframed the entrance, and matched the custom trim throughout the entire house.

This was a handy-man special; at some point this small master bathroom was remodeled. We completely demoed this bathroom, so we could start from scratch. A large shower was requested so we installed a 6-foot by 4-foot shower with a bench. Chevron Carrera marble was used for the shower pan floor and the feature strip up both end walls. For the shower walls 4x16 glass tile were installed in a subway pattern. Carrera marble was the theme of the bathroom. The shower window sill, shower bench, curb and the entire countertop was all done with marble.
The toilet was relocated, and the small water closet was removed. The toilet was moved so we would be able to install a makeup counter, as seen in the picture. All walls are schedule 5 smooth wall and were painted grey. On the cabinets, I wanted to add a touch of “different” to the vanity, so I added some LED tape lighting.
For the flooring, we installed heated flooring under the 6x35 plank tile. To match the tile, we installed new laminate flooring in a small color variance throughout the master bedroom and hallway.

KITCHEN UPDATE
The Napa project was original to the 1960’s. It had original pinkish/purple tile with very dark cabinets. The electric stove had only one burner that worked, and the oven would not heat over 200-degrees. My client did the full demo including removing the drop-down soffit.
We started by installing new 2x6 joists in the kitchen to raise the ceiling to 8 ft. While the plumbing stayed the same, the electrical was updated to code, along with new LED recessed lighting, under-cabinet lighting, and pendant lighting over the peninsula. New cabinets and quartz counter tops were added, with a unique arabesque backsplash.
We also installed new 12x24 tile from the front door into the kitchen and in the entry way, we built a new coat closet which was needed. In the end, the kitchen became one foot wider and we were able to add a dry bar with a wine refrigerator.

BACKYARD OASIS
It was a very wet winter in 2016-2017 which caused a huge oak tree to fall and damage my client’s stairway from the house to the lower part of their property that connects to the creek. After the complete clean-up of the site, we were able to begin by rebuilding the retaining wall that was not built correctly. We used all redwood instead of pressure treated, per client’s request. During the building process, we formed the staircase and installed our rebar. During reconstruction, we ran a new water and electrical line to the lower level of the property. We re-worked all of the electrical and installed low-voltage lighting. The handrail was designed by the client to be simple and sleek.

This kitchen was small and non-functional with a very small breakfast nook. The idea behind this kitchen was to make the area bigger by removing and relocating the peninsula/sink. Besides being small and non-functional, my client’s biggest complaint was the lack of storage. I presented my clients with a design where every fixture in the kitchen was relocated. We installed two floor-to-ceiling 30”-wide pantries separating the refrigerator for maximizing storage. We removed the existing window and installed a small window so we could center the sink, having a view of the backyard. We installed all semi-custom cabinets in this kitchen with all lower cabinets containing pull-outs.
OUTDOOR PATIO

We removed a corrugated, dry-rotted patio cover with a plan to expand it making it bigger and more inviting. The request from my client was for the cover to allow for natural lighting, without adding a plastic roof. We framed out the new patio cover and installed 1 x 8 shiplap to hide the framing and electrical and to create a finished ceiling. Per the request of the architect, an 8 x 8 cupola was added to the top to allow for the natural lighting that the client requested. We installed plexiglass on all four sides of the cupola and a fan underneath to circulate the air. Gutters were added to the patio cover to allow for drainage and when it was all finished, the patio cover was painted to match the house.

This was an odd sized bathroom; a normal bathroom is 60” wide. This bathroom is 66” wide and my clients did not want a custom special-order tub. The best solution was to remove the tub and install a walk-in shower as requested. We left the shower head on the original side, but we raised it. We installed the shower valves on the left side of the shower, so you wouldn’t get wet as you turn on the water.
We framed two niches in the shower. We used 8” x 24” beveled subway tile in the shower. On the floor we used 9” x 9” concrete pattern tiles and continued the pattern into the shower pan floor. We installed a pre-fabricated vanity with a Carrera marble counter top, and a matching marble curb.

MODERN BATHROOM
The house of this master bathroom was not more than 11 years old at the time of the remodel. It was “blah” and “boring” according to my client.
We removed the soaking tub and made it into a walk-in shower. We used a 3x6 greenish “crackle” tile in a subway pattern. For the niche and floor, we incorporated a chevron tile. On the floor we installed a Java 6x36 plank wood tile. We installed 1 x 6 shiplap throughout the bathroom to give it a unique feel. In the water closet we added a nice touch with wainscoting and a chair rail to top it off.
We installed a new knotty alder door and stained it with a dark walnut to make the room pop!
We ordered our vanity, mirror, and light fixtures from Restoration Hardware to make a statement, and oh boy it does!!
GUEST BATHROOM

In this house, we renovated two bathrooms simultaneously. The first bathroom (on the right) was a complete demo of the 1970’s material. We installed all new fixtures, tile, vanity and toilet. We added an exhaust fan and can lighting and finished up with new primer and paint.
In the second bathroom (on the left,) we completely demoed and updated everything except for the original cast-iron tub. We installed all new fixtures, tile, vanity and toilet. We added an exhaust fan and can lighting. With the tub, which was still in good shape, we had it refinished in a color to match the toilet and counter top. We finished up with new primer and paint.

We removed carpet, carpet pad and tack strips in this bedroom. We installed our Aqua Bar moisture barrier paper and installed 4 ½” hand scraped engineered hardwood floors.
We removed the carpet, pad and tack strips in the complete down stairs of this house. We leveled the floors and installed a 5” maple hardwood including the treads and risers on the steps of this multi-leveled home.

This project started as a 1960’s enclosed kitchen. To modernize it, we removed a wall, relocated the sink, dishwasher, stove and refrigerator, which created an open and more functional space for entertaining. We relocated plumbing, converted the electric stove to gas, added recessed LED lighting, under cabinet lighting, installed new cabinets and a new quartz countertop. As a final touch, we installed Luxury Vinyl, waterproof flooring and finished up with new primer and paint.

PAINT JOBS & REPAIRS
With all exterior paint projects, prior to painting we inspect the complete exterior of the home looking for any dry rot and damaged siding. We make all necessary repairs and upgrades per client request and my recommendations. In some of the projects pictured, we upgraded widows, trim, siding and gutters. After all repairs are made, we pressure wash the entire home, and prep for paint by caulking and masking off windows and doors. We paint with the highest quality paint.

With kitchen lighting we have different options. Depending on the year the house was built, existing, outdated recessed florescent lighting may have been installed. Most clients prefer to modernize this.
The first client chose to remove the cover on the light and keep it recessed by removing the florescent bulbs and installing new custom trim to give it a modern look. This look is created without having to add drywall and new texture to the already existing hole in the ceiling.
This kitchen had pop-out florescent lighting. We removed the lighting, cut holes in the celling to run new electrical wiring and LED lights. Afterwards we patched the holes, skimmed the ceilings, retextured the entire ceiling, primed and painted.

This house was a complete remodel so the kitchen was a blank canvas. We met with the client to design the kitchen layout and discussed functionality. We decided to completely change the layout including removing a wall and adding a window to brighten the kitchen up. We relocated all plumbing and converted the stove to gas. We installed budget friendly cabinets, new granite counter tops with new stainless steal appliances. We added white subway tile and LED recessed lighting and finished up with new primer and paint.
